How Long Does It Take to Sell a House in Brisbane?

12 July 2026By Junaid Ally, Ray White Rochedale

Most well-presented homes on Brisbane's south side sell within 4 to 8 weeks from listing to unconditional contract, and then settle 30 to 45 days later. From your first appraisal to money in your account, plan for around three months.

How long from appraisal to going on market?

Two to three weeks is realistic. In that window we prepare the property, take professional photos and video, write the copy, order the contract, and set up the marketing. Rush it and the campaign suffers.

How long is a typical campaign?

For auction I run a 3 to 4 week campaign. For private treaty, expect 4 to 8 weeks depending on price point and presentation. Recent data on the south side shows median days to sell of around 18 to 23 days for houses in Rochedale South, Runcorn and Eight Mile Plains once launched.

How long between contract and settlement?

Standard settlement in Queensland is 30 days from the contract date. Cash buyers can settle sooner. Finance and building and pest conditions add 14 to 21 days on top before the contract goes unconditional.

    What slows a sale down?

Overpricing at launch is the single biggest cause of a long campaign. Poor presentation, tenanted access restrictions, unusual floor plans, and school-holiday timing also stretch things out.

    What speeds it up?

A realistic price guide, professional styling, an auction strategy, and being ready to move on offers when they come in.

Appraisal vs Market Value vs Bank Valuation: What Is the Difference?

An appraisal is a selling agent's opinion of likely sale price. Market value is what a buyer actually pays. A bank valuation is a lender's conservative figure for security. Here is why all three matter.
