I know the difference between the family estates around Gardner Road, the newer builds around Priestdale Lagoons and the older acreage holdings on the Priestdale side. Each of those pockets prices differently, and the buyers looking in each of them are usually not the same people.
The dominant selling segment sits between $1.5m and $2m, and I have taken multiple Rochedale homes to street records inside that band. Prestige stock above $2m sells to a smaller, more considered buyer pool, and the campaign for those homes looks different to the family estate campaigns.
Auction suits most Rochedale estate homes because owner-occupier demand runs deep and buyers here are used to competing at open homes. For unique acreage parcels I sometimes recommend a private treaty campaign with a firm price guide, because the buyer pool is smaller and takes longer to move.
