Logan Reserve has changed faster than almost any suburb I work in. Newer estates on 400 to 500sqm blocks sit alongside acreage parcels that were farms not long ago. Which side of that split your home is on changes who your buyer is, and it changes the pricing.
The dominant price band is $800k to $1m, and well presented four bedroom homes are moving in under 30 days. The top end here now regularly clears $1.1m, and the acreage-style parcels attract a completely different pool of buyers with a different timeline.
Auction works well for established four bedroom homes where investor and upsizer demand overlap. Newer estate stock and land parcels often move faster on private treaty with a clear price guide, because those buyers usually come in with finance already sorted and want a fixed number to work to.
