Runcorn is really three markets in one: established family homes near Runcorn State School, the townhouse and unit pockets closer to Warrigal Road, and the elevated blocks up in Runcorn Heights. Each of those attracts a different buyer, and the pricing needs to reflect that.
Growth of 25.4% over the past 12 months has reset what Runcorn is worth. Well presented family homes near the school are moving in about three weeks, and I have taken several to the top of their street inside that window.
For renovated houses and elevated blocks, auction usually works because buyer competition is genuine and the deadline forces decisions.
