After 18 years selling on Brisbane's south side, here is my honest view on when to sell, and when to wait.
The short answer
The two strongest selling windows on Brisbane's south side are March through May and September through November. These are the periods when buyer activity is highest, competition at auction is most intense, and conditions are most likely to produce a premium result.

Why autumn works
The March to May window is consistently strong for several reasons. The Christmas and New Year holiday period is over and buyers who spent January and February researching are now ready to act. The weather in Brisbane is ideal for open homes, warm but not oppressive, with clear skies and good natural light for photography. School terms have settled and families are in decision-making mode. Auction clearance rates across Brisbane's south side are typically at their highest in this window.
For properties in Rochedale, Kuraby, and Eight Mile Plains where the buyer profile skews toward professional families, the autumn window is particularly powerful. These buyers are organised, pre-approved, and motivated to be settled before the next school year planning cycle begins.
Why spring works
The September to November window mirrors autumn for similar reasons. Buyers who did not find what they were looking for in the first half of the year are energised and motivated. There is a natural urgency that builds as Christmas approaches. Buyers who want to be settled before Christmas are acutely aware of the ticking clock, and that urgency translates directly into stronger bidding at auction.
Spring also tends to produce strong photography conditions. Gardens are in bloom, natural light is generous, and properties present at their absolute best.
What about summer and winter?
December and January are the quietest months for property transactions on Brisbane's south side. Most buyers are on holiday, inspection numbers drop, and the heat makes open homes less comfortable. I recommend avoiding a December or January launch unless you have a compelling reason to sell immediately.
June through August, Brisbane's winter, is actually more nuanced than most agents will tell you. While it is not as strong as autumn or spring, it is not dead. Serious buyers remain active year-round and competition at a well-run winter auction can still be fierce. If your property needs to go to market in winter, the answer is not to wait. It is to campaign harder.
The real answer, it depends on your property
The honest truth is that the best time to sell is when your property is ready and when your personal circumstances align with a market that is working. A beautifully presented property in a well-run auction campaign will outperform a poorly presented property in peak season every time.
