    The south-side market in July 2026 is defined by three things: **tight supply, short days on market, and outsized growth in the outer suburbs**. Rochedale South is up 24%, Runcorn is up 31.3%, and Logan Reserve is up 21.7% over the past twelve months. Rochedale itself is holding steady off exceptional prior years.

    Median house prices this month

    - **Rochedale**: $1.83m (soft month-on-month, off strong prior growth). Profile at /suburbs/rochedale. - **Rochedale South**: $1.20m, up 24.0% year on year.     How fast homes are selling

    Median days on market across the region sit between **18 and 23 days for houses**. Units are moving even faster — 13 days in Eight Mile Plains and 15 days in Runcorn. That's what a genuinely undersupplied market looks like.

    What buyers are doing in July

    Interstate buyers, particularly from New South Wales and Victoria, remain active in the middle price bracket. Local upgraders are dominating the premium segment — Rochedale, Eight Mile Plains, upper Kuraby. Investors are concentrated on Logan Reserve and Runcorn where yields still stack up.

    Finance is the current constraint, not appetite. Buyers with approved finance and their building and pest lined up are still winning the good properties comfortably.

    What sellers are doing in July

    Listing volumes remain below the long-term average. That undersupply is the main reason prices are holding. If you've been sitting on the fence about selling, the market is genuinely meeting you this month — but the ingredients that make July 2026 easy (short days on market, real buyer competition, undersupplied stock) are not guaranteed to persist.

    My take this month

    **If your home is well-presented and priced honestly, this is one of the cleanest markets we've had in three years.** Buyer competition is real, days on market are short, there's no reason to discount, and I'm not seeing any signs of an imminent softening.
