Rochedale recorded 100 house sales in the 12 months to March 2026, with a median sale price of $1.83m. While this represents a modest 3.2% correction from the previous period's median of $1,894,444, the underlying demand for well-presented homes in this suburb remains strong.
What is selling
The dominant price segment over the past 12 months has been $1.5m to $2m, accounting for the majority of transactions. Properties above $2m continue to transact, with recent results including 21 Ann Crescent at $2,585,000, 30 Prestige Street at $2,455,000, and 8 Zenith Street at $2,380,000.
Entry-level properties in Rochedale are now starting from around $1.09m, reflecting the suburb's continued repositioning as a premium address.
Days on market
Well-presented homes in Rochedale are selling within 30 to 60 days on average. Properties with strong marketing campaigns and auction strategies are consistently achieving results at the shorter end of that range. Notable examples include 12 Penfold Crescent, which sold in just 1 day, and 59 Hillcrest Street, which sold in 8 days.
Peak selling periods
Based on three years of sales data, the strongest selling periods in Rochedale are March through July and September through November. If you are considering selling in the second half of 2026, now is the time to start preparing.
Rental market
For investors, Rochedale offers a rental yield of 3.1% with a median weekly rent of $1,100 for houses, based on 183 recorded rentals in the past 12 months. The unit market is performing even more strongly, with a 9.9% price growth and a rental yield of 3.9%.
My take
The 3.2% median correction should be read in context. Rochedale is coming off exceptional growth years in 2021 (23.2%) and 2022 (23.8%). The suburb is consolidating, not declining. Buyers remain active and competition at auction is still strong for the right property.
