    Rochedale South Property Market 2026

    The full suburb profile — schools, transport, demographics, biography — lives on the Rochedale South suburb page. This post is different. It's the interpretation, not the data dump: what a 24% year actually means for owners, upgraders and buyers.

    What the numbers say

    Median house $1,200,000 across 135 sales in the past 12 months. Units $763,500 across 34 sales. House growth 24.0% year on year. Median days on market 18 days for houses, with 32 sales in the last 90 days.

    Those are strong numbers by any standard. But the number that tells the real story isn't the growth — it's the days on market. **Eighteen days**. Well-presented homes are consistently under contract inside the first fortnight of a campaign right now.

    What those numbers mean for owners

    If you've owned in Rochedale South for three years or more, your position has moved materially. What your home was worth in 2023 is not what it's worth in 2026, and the difference is often in the six-figure range. That doesn't automatically mean sell — but it means any decision made on old numbers is being made on outdated information.

    If you're thinking of upgrading within the south side, remember your Rochedale South equity has moved faster than most of your obvious upgrade targets. A move to Rochedale is much more achievable in 2026 than it was in 2023, because the value gap between the two suburbs has narrowed sharply.

    What it means for upgraders

    Rochedale is still around $1.83m median. Rochedale South is at $1.2m. That's a $630,000 gap. Three years ago the gap was closer to $900,000. If Rochedale is where you eventually want to be, the maths for making the move has genuinely changed.

    What it means for buyers looking one suburb over

    If you're a family buyer who's been priced out of Rochedale, Rochedale South is the natural landing spot: bigger blocks than you'll find in Runcorn, better school catchments than parts of Logan, and close to Underwood Marketplace and the Gateway. The trade-off is that you're competing with people who used to be in your position, so 18-day campaigns are the norm. Move quickly and have finance sorted before you inspect.

    The honest read

    Twenty-four percent growth is not a rate that continues indefinitely. It reflects genuine buyer depth catching up to a suburb that was under-priced for its fundamentals. The next twelve months are more likely to see steady single-digit growth than another 24% year — but the shortage of quality stock is real, and days on market are short.

    If you're on the fence, get a current appraisal so you're at least deciding with today's number, not last year's.
