    When the home no longer fits how you live, not when the market tells you to. That may be after retirement, after a health change, after grandchildren move interstate, or simply when the maintenance and stairs start to feel like work rather than pride.

    How do I prepare a long-held home for sale?

    Start early. Give yourself three to six months to sort, keep, gift and donate. Take photos of the home as it is before you clear it, for your own memory. Then let styling and painting reveal the bones of the property to the next family.

    Most south side homes bought 20 to 40 years ago have grown many times over. In suburbs like Rochedale South and Eight Mile Plains, medians are up 24 percent and 14 percent respectively in the past year alone. A current appraisal will surprise you, often in a good way.
